We are excited to have you as our tenant! – Read on for helpful tips and tricks to navigate your most common 
maintenance questions

  • Avoiding tenant maintenance charges
    • Tenant is responsible to pay the cost to repair any damage they or their guests cause.
    • If the tenant makes a maintenance call and no repair is needed upon arrival of service technician, the tenant is responsible to pay for the invoice.

    For Example:

    • A foreign substance or object is clogging a toilet (other than human waste or toilet paper)
    • Breaker is tripped (and there is no other issue)
    • Light fixture issue is due to a bad bulb
    • Batteries needed replaced in a beeping smoke detector
    • Controls needed to be adjusted in a refrigerator
    • Electrical outlets that are controlled by a light switch are non-functioning due to the light switch being switched off
    • Heat pump is constantly running and it is merely due to extreme weather temperatures (extreme winter/ summer)
  • Heating/AC

    To save energy and keep the system running at its best, don’t turn your system off when you leave for the day, instead turn the heat up or a/c down a few degrees. It will save you money and keep the system from overworking.

    • Make sure the filter is clean or has been changed recently. The filter should be changed approximately every 60-days to cut down on energy use and help prevent the system from overworking or freezing.
    • Check to make sure the breaker has not been tripped-reset breaker by turning it off and back on.
    • Check to see if the wall thermostat needs new batteries.
    • Remember: In extreme heat and cold, heat pumps may not keep up to temperature. This is normal heat pump functionality.
  • Appliance not working:
    • It may seem silly, but make sure appliance is plugged in.
    • Check breaker box to make sure breaker is not tripped -reset breaker by turning it off and back on.
    • Refrigerator: Check temperature setting to make sure they have not been changed. Make sure the coils are clean and free of debris, dirty coils can hold heat and overwork the motor– remove the cover from below the door and remove dust and build-up.
    • Dishwasher: Your dishwasher should be cleaned periodically – run an empty dishwasher with 1 cup of baking soda as well as 1 ½ cups of vinegar. Make sure that debris is removed from the bottom of the dishwasher, especially around the drain filter. If the dishwasher is leaking it may be due to blockage in the line – pouring drain cleaning in the garbage disposal side of the sink may clear the blockage.
    • Garbage Disposal: MAKE SURE THE SWITCH IS OFF before sticking your hand inside -check for debris blocking the blade – push the reset button located at the bottom of the unit (red button located in the center). If the unit makes a humming noise but does not turn on, use an Allen wrench (hexagon shaped key) at the bottom of the disposal unit – turn the key back and forth until it turns easily – turn disposal back on to confirm it is working.
  • Clogged drain:
    • First try plunging the toilet/sink/tub.
    • For slow or clogged drains, use a drain cleaner such as Liquid Plumber or Drain-o.
    • If drain is clogged with hair – use a drain snake hair remover – these are inexpensive and can be found at most stores. It will save a ton of time and hassle if you remove the hair from the drains on a regular basis.
  • Electrical issues:
    • Check the breaker box to make sure all of the breakers are on.
    • Flip the appropriate breaker off and then back on to reset it.
    • If you are in the kitchen or bathroom you may have a GFCI outlet that is tripped – push the center reset button to restore power. – these outlets can cause other outlets & light switches on the same circuit not to work if tripped.
    • Check light switches- some electrical outlets are connected to light switches.
  • Power outage:
    • Contact your Electric supplier to check for any reported power outages.
  • Smoke detectors beeping:
    • Put new batteries in the detectors. If the issue continues, contact the office immediately.
